Welcome to The Twenty Two! We’re thrilled to have you join us for a wonderful stay. To make your experience seamless, we’ve outlined all the key details you’ll need to know.
Arrival and Departure
Check-in is after 3pm, and check-out is by 12noon. If you’re arriving before 3pm, please let us know, and we’ll do our best to accommodate you. To ensure an early check-in, we recommend booking your room for the night before.
Need to linger a little longer? We’ll do our best to arrange a late check-out. However, there’s a charge of up to 50% of the room rate for departures up to 4pm, and a full night’s rate for any time after that. Late departures are subject to availability. If we can’t accommodate your request, we’re happy to securely store your luggage for you.
Payments and Security
Upon check-in, we pre-authorise your credit card for the cost of your accommodation plus an additional £300 per night to cover any incidentals. We unfortunately can’t pre-authorise debit cards, so you’ll be charged the full cost of your stay plus £300 upon check-in. Any overpayment will be refunded to the same card upon check-out.
Booking Modifications and Cancellations
For Manor Rooms and Manor Studios, you can amend or cancel your booking free of charge up to 48 hours before your arrival. Manor Suite bookings can be modified or cancelled without charge up to 72 hours before arrival. Please note that longer cancellation policies may apply during periods of high demand or for stays longer than 7 days. Once you’ve checked in, any changes to your stay within the cancellation policy will incur a one-night accommodation fee. If you don’t show up for your stay, a charge of one night for Rooms, Studios, or Suites will apply. We may also ask for a deposit to guarantee your reservation.
Additional Information
Standard VAT is applied to all reservations at the applicable rate. If you’re paying for someone else’s stay but won’t be present at check-in, a completed Third-Party Payment Form is required for the cardholder’s protection. Email [email protected] to request a form and ensure it’s completed at least 72 hours before arrival. Your Furry Friends
We love our furry friends! Dogs are welcome to join you during your stay, subject to availability. Please contact [email protected] to confirm. If you’d like to bring another type of pet, please get in touch with The Hotel.
Please keep in mind: Pets must be kept on a lead or in a carrier in public spaces. They’re not allowed on the furniture. You’ll be responsible for any damages or additional cleaning, including a minimum cleaning fee of £100. Pets should always be accompanied by you or a trusted member of your party and should not be left unattended in public areas or bedrooms.
Getting Around and Amenities
Parking is available at The Q Park – Marble Arch (12-minute walk) at an additional charge. For car rentals or chauffeur services, contact [email protected]. While we don’t have a gym, we’ve partnered with BXR Marylebone (a 12-minute walk) to offer complimentary use of their facilities for our guests. For personal training needs, please speak to our Front of House team.
Club Rules and Courtesy
The Hotel is part of a private members’ club. Residents are considered Temporary Patrons for the duration of their stay, subject to any additional Club or Committee rules. By confirming your reservation, you agree to uphold all Club rules, available HERE.
We encourage a respectful and pleasant atmosphere for all guests:
- The Living Room welcomes children until 5pm, but is only open to guests 18 years and older after that.
- Children under 18 are not permitted in The Music Room or The Dining Room.
- Please be mindful of noise levels, especially in rooms with balconies.
- All outside noise should cease by 11pm.
- The Twenty Two has zero tolerance for harassment, discrimination, or inappropriate behaviour. Any such behaviour will result in expulsion from the premises and refusal of future bookings.
- Smoking is strictly prohibited in The Hotel except for designated smoking areas. A cleaning fee of at least £1000 will be charged if smoking is detected.
