Your Stay: Smooth Check-in and Flexible Checkout

Check-in is a breeze after 3pm, and we’re eager to welcome you! If you’re arriving earlier, let us know, and we’ll do our best to accommodate you. To ensure a smooth early arrival, consider booking your room for the night before.

Need a little extra time in your haven? We’re happy to help with late check-out requests! While we aim to accommodate your needs, please note that there’s a charge for late departures: up to 50% of the room rate for departures before 4pm and a full night’s rate for departures after 4pm. All late departures are subject to availability. If we can’t accommodate your request, we’ll gladly store your luggage safely and securely.

Payment and Booking Details: Making It Easy for You

To ensure a smooth check-in, we pre-authorise all credit cards upon arrival for the cost of your stay plus an additional £300 per night to cover any incidentals. We understand that sometimes plans change, so we’ve made booking flexible. Manor Rooms and Manor Studio bookings can be amended or cancelled without charge up to 48 hours before your arrival. For a Manor Suite, you can amend or cancel without charge up to 72 hours before your arrival, unless otherwise noted. Please be aware that longer cancellation policies may apply during peak periods or for extended stays of more than seven days. If you’d like to adjust your stay after checking in, a one-night accommodation fee may apply. Should you have to cancel your reservation entirely, we’ll charge a one-night fee for bookings in a Room, Studio, or Suite. We may ask for a deposit to secure your reservation. Feel free to contact us for our bank details.

Don’t forget, standard VAT is applied to all reservations at the applicable rate. If you’re planning to pay for someone else’s stay but won’t be present at check-in, we require a completed Third-Party Payment Form. This is to protect the cardholder. Email [email protected] to request the form and complete it at least 72 hours before arrival to avoid delays.

Your Four-Legged Friend is Welcome Here

We know that sometimes, your best friend is your furry companion. Dogs are welcome to join you at The Twenty Two, subject to availability. Simply contact us at [email protected] to confirm. If you’re bringing a different type of pet, let us know, and we’ll do our best to accommodate them.

Keeping your pet and our hotel safe is our priority. Please keep your furry friend on a lead or in a carrier when in public areas of the hotel. To ensure a comfortable stay for everyone, pets are not allowed on the furniture. Should any damage occur, you’ll be responsible for repair costs, additional cleaning, and labour charges. A minimum cleaning fee of £100 applies after each stay in all rooms and suites. Additional charges may apply for damages or extensive cleaning. Finally, please remember to keep your pet with you or a trusted member of your party. They should not be left unattended in public areas or bedrooms. Our staff is not responsible for looking after your pet.

We’ve partnered with BXR Marylebone, a 12-minute walk from the hotel, to offer you complimentary access to their fitness facilities during your stay. If you have specific training needs, please don’t hesitate to speak with our friendly Front of House team, and they’ll help you find a suitable trainer.

As a guest of The Twenty Two, you’re also welcome to experience the atmosphere of The Club. Our Commitment to a Comfortable and Respectful Environment

We want you to feel at home at The Twenty Two. To ensure a peaceful and pleasant stay for all guests, we kindly ask that you be mindful of our policies:

  • The Living Room welcomes children until 5pm. After 5pm, it’s reserved for guests aged 18 and over.
  • Guests under 18 are not permitted in The Music Room or The Dining Room.
  • We uphold a policy of zero tolerance for improper behaviour. We expect all guests to treat each other, our staff, and the hotel with the utmost respect. We reserve the right to ask you to leave the premises and cancel your stay if these policies are violated. We may also choose not to accept future bookings from you or refuse you entry to our premises or other hotels in our group.
  • If you have a balcony, please keep noise levels to a minimum. This helps ensure a peaceful stay for everyone.
  • All outside noise must cease by 11pm.
  • The Twenty Two has a strict no-smoking policy. Smoking is prohibited in all areas of the hotel except designated smoking areas. If we find evidence of smoking, a cleaning fee of at least £1000 will apply.
