Check-in & Check-out
Your journey begins with a warm welcome! Check-in is after 3 pm, allowing you ample time to settle in. If you’re arriving earlier, please let us know, and we’ll do our best to accommodate you. For an early room access, book it for the night before!
We understand that sometimes you might want to linger a bit longer. Late check-out is available, but please be aware that charges apply. A late check-out up to 4 pm incurs a fee of 50% of the room rate, while a full night’s rate applies for departures after 4 pm. Availability is subject to demand. We’ll be happy to store your luggage securely if we’re unable to accommodate your late check-out request.
Payment & Cancellation
When you check in, we pre-authorise your credit card for the accommodation cost plus £300 per night to cover any incidentals. Unfortunately, we can’t pre-authorise debit cards. This means you’ll be charged for the full accommodation cost and £300 per night upon check-in, with any excess amount refunded to your card at check-out.
Flexible plans? No problem! For Manor Rooms and Manor Studios, you can amend or cancel your booking without charge up to 48 hours before arrival. For Manor Suites, you have 72 hours to make changes without penalty. Please note that longer cancellation policies might apply during peak periods or extended stays.
If you’re making changes to your stay after checking in, a one-night accommodation fee applies. If you don’t arrive for your stay, we charge for one night. We may also ask for a deposit as a guarantee. Please contact us for bank details.
Third-Party Bookings & Group Reservations
Planning a stay for someone else? We need a completed Third-Party Payment Form for your protection. Email [email protected] to request the form and ensure it’s completed at least 72 hours before arrival.

Furry Friends & Additional Services
We love pets! Dogs are welcome to join you, subject to availability. Please contact [email protected] to confirm. If you’re bringing a different pet, let us know!
We have a few house rules for our furry guests. They must be kept on a lead or in a carrier in public areas. Pets are not allowed on furniture. If any damage occurs, you’ll be responsible for the repair costs. A minimum cleaning fee of £100 applies after each stay in all Rooms and Suites.

The Twenty Two doesn’t have a gym, but we’ve partnered with BXR Marylebone, just a short walk away, to offer complimentary access to their facilities. If you have specific training needs, let our Front of House team know, and they’ll assist you in finding a suitable trainer.

We have some areas with age restrictions: The Living Room welcomes children until 5 pm, but it’s only open to guests 18 years and older after that time. Guests under 18 are not allowed in The Music Room or The Dining Room.
We expect all guests to behave respectfully. Any inappropriate behaviour will result in your removal from the premises, cancellation of your stay, and possible refusal of future bookings.
Enjoy the beauty of our Edwardian manor, but please keep noise to a minimum, especially on balconies. Our license requires all outside noise to cease by 11 pm.
The Twenty Two has a zero-tolerance policy for harassment of any kind. This includes sexual harassment, racial or sexual orientation discrimination. Any violation will lead to immediate expulsion and refusal of future bookings.
The Twenty Two is a smoke-free environment. Smoking is only permitted in designated areas. A cleaning fee of at least £1000 will be charged if smoking is detected in non-designated areas.
